How do I get started?

Once you have your lot and preliminary plans, we’ll walk through the full scope of your build, put together a real budget based on actual costs, and outline the full schedule before any contracts are signed.

How do payments work?

You don’t pay for the full build upfront. Payments are broken into stages tied to progress—starting with pre-construction work, then moving through clear phases as each part of the job is finished. You’ll know the full payment schedule before we start.

How does financing work?

Most clients use a construction loan that converts to a mortgage after the home is complete. We work directly with your lender throughout the process to coordinate draw requests and paperwork.

Do I need to hire or coordinate any contractors?

No. We handle the full build. You don’t need to find subcontractors, schedule trades, or deal with inspectors—we manage all of that for you.

When do I have to make design decisions?

We’ll give you a clear selections schedule. The decisions that affect lead times—windows, cabinetry, appliances—happen first so those items arrive when crews need them. Smaller details like lighting or hardware come later, once construction is underway.

How do allowances work?

Some builders give you a placeholder budget for items like flooring, lighting, or cabinets — that’s called an allowance. We handle it differently. We use real pricing as much as possible based on your actual selections or vendor quotes. That way you know what’s included up front, instead of finding out later that the budget wasn’t enough.

What if something I choose isn’t available?

We monitor availability from the start. If something becomes unavailable or delayed, we’ll bring you comparable options that fit your design and keep the build on schedule.

What if I change my mind about something?

Changes can be made depending on where we are in the process. Some have little impact, others may affect cost or schedule. If you want to make a change, we’ll price it out and review the timing before moving forward.

How do I know what’s happening during construction?

Do I need to deal with permits or the city?
